Attention!

The rental limit of 20% has been reached. The amended Declarations for the Windsor Gardens Community were recorded in Denver District Court in January, 2002. It took four and a half years to reach the rental limit of 20% as stated in Article 5, Section 5.6,(a) and (b). The limitations set for all future rentals went into effect July 17, 2006. According to the Association's Declarations, any owner wishing to lease a unit, if the unit has not been previously rented, must apply for and obtain the Association's permission to lease the unit. Permission may be withheld based upon the Board's determination of the then existing percentage of leased units. Permission shall be granted on a first come, first serve basis. The Association may grant permission to an owner to lease a unit in the event of hardship, as solely determined by the Board of Directors of the Association. Owners should address hardship issues to the Board of Directors, in care of the Association offices and they will be contacted for a meeting. The Association Rental Committee will consider these issues.
